How to Market your Holiday Rental

With booking platforms such as Airbnb and Booking.com taking centre stage for holiday lets, has anyone else noticed the competitive nature and fees increasing on them? especially on Airbnb where the booking fees are now being pushed on to the host. (Their plan all along)


The question I get often asked is 'How do I best market my holiday rental to maximise my bookings and profit?'







For the record, I own and run holiday let businesses in North Wales, 'The Sunset Cabin' and help run another 'The Old Forge holiday let', so I have first-hand experience marketing holiday lets and ensuring the most cost-effective way to maximise investment is achieved.



Firstly

There are a number of ways to market your holiday rental, such as booking platforms like Airbnb, Booking.com and many more.


Others such as paid ads on platforms such as Google AdWords, where you pay each time a prospect clicks on your ad, which is known as 'pay per click' ads or 'PPC advertising''.


Facebook ads are another way to reach your target market, they work in a similar way by paying each time a prospective customer clicks on your Facebook ads.


Search Engine Optimization or SEO is when you increase your search result ranking on Google.


Although Airbnb and booking.com have high fees, they do have their place, they provide a steady stream and are a good place to start when you first get going.



Marketing your Holiday Rental on Facebook and Instagram.


If done correctly, Facebook and Instagram ads can be very effective at building a community of followers allowing you to continually market to them for free, once they have liked your holiday rental page. You can post offers, news and updates about your property which increases repeat bookings.

The prospective customers who follow your business don't tend to book right away, but form a steady stream of direct bookings over a longer period of time.

However, if not done correctly you can easily spend a lot of money attracting the wrong sort of audience to your business which can result in a waste of investment.



The most cost-effective way to increase your holiday let's profit.


I've found that when utilized correctly search engine optimization (SEO) is the most effective way to boost your google rankings.

From my own experience, doing this has increased my direct bookings, thus reducing the fees given to booking platforms such as Airbnb and Booking.com.

Today, the Sunset Cabin receives over half of its bookings direct which has saved me hundreds of pounds.
